So you’re considering a move to Cape Coral? First of all — great choice! As someone who lives and works in Southwest Florida real estate, I can honestly say that this city offers a mix of lifestyle, affordability, and charm that’s hard to beat. But before you pack your bags and head down I-75, there are a few things you should know.
Let’s dive in — and keep it real.
π΄ 1. Cape Coral Has A Lot of Water (And That’s a Good Thing)
Cape Coral is famous for its canals — over 400 miles of them, in fact. That’s more canals than Venice, Italy!
But not all canals are the same. Some offer direct Gulf access (great for boaters), while others are freshwater canals that are beautiful and peaceful but don’t connect to open water.
πΆ Local Tip: If boating is important to you, make sure to check canal type, bridge clearance, and proximity to open water before buying.
π 2. You Can Still Find Affordable Homes — If You Know Where to Look
Yes, prices have increased over the years, but Cape Coral remains one of Florida’s most affordable coastal cities. Whether you're looking for a pool home, a starter home, or something move-in ready under $400K, there are still great options out there.
π Pro Tip: West and NW Cape Coral tend to have newer homes and larger lots. SE Cape has mature landscaping and faster access to Fort Myers. Each area has its charm!
βοΈ 3. Summers Are Hot, But the Lifestyle Is Cool
Let’s talk weather — yes, it gets hot and humid in the summer, and yes, we have a rainy season. But there’s something magical about year-round sunshine, palm trees swaying in the breeze, and spontaneous trips to the beach in January.
π§οΈ Hurricane season is real (June–November), so make sure your home has proper storm protection and insurance.
π 4. Cape Coral Is Big — Like, Really Big
Cape Coral covers 120 square miles, so don’t expect a super walkable downtown lifestyle everywhere. You'll definitely need a car to get around. The good news? There’s plenty of parking, traffic isn’t too crazy (most of the year), and you get a lot of space for your money.
ποΈ New restaurants, parks, shops, and schools are constantly popping up, especially in NW Cape and around Pine Island Rd.

One of my favorite things about Cape Coral? The sense of community. Whether it’s local events, family-owned businesses, or neighbors waving hello during a morning walk — it’s a city that feels small in all the right ways.
